What Is a Mortgage Valuation?
A mortgage valuation is an independent assessment of a property’s value, carried out to confirm that it provides suitable security for a mortgage. Lenders use this valuation to ensure the property is worth the amount being borrowed.
While it is not a condition survey, a mortgage valuation gives reassurance that the property’s value aligns with the current market and meets lender expectations.
How Does the Process Work?
One of our RICS-certified surveyors will arrange a convenient time to visit your property and carry out the mortgage valuation survey. During the inspection, they’ll assess the property’s size, condition, location, and recent comparable sales in relation to the lenders guidance.
Once the inspection is complete, we’ll prepare a clear and professional property valuation for mortgage purposes for your lender.

A mortgage valuation is carried out for the lender to confirm the property’s value. A condition survey, such as a Home Survey or Building Survey, is more detailed and designed to give you a better understanding of the property’s condition.
In most cases, yes. Lenders usually require an up-to-date property valuation for mortgage purposes when you remortgage, to confirm the current market value.
The inspection itself is usually straightforward and often takes around 20–30 minutes. The valuation report is then issued shortly afterwards, depending on the property.
A mortgage valuation is not a detailed condition report, so it will not identify defects or maintenance issues. If you’d like a more in-depth assessment, we’d be happy to advise on a suitable survey.
