A valuation is a professional assessment of a property’s market value, typically required for purposes such as mortgage lending, Help to Buy, Housing Association and Shared Ownership, taxation, or sale pricing. A survey examines the physical condition of the property, identifying defects, risks, and maintenance issues. Many RICS surveys can include a valuation if requested.
RICS Chartered Surveyors are regulated by the Royal Institution of Chartered Surveyors, meaning they follow strict professional standards and guidance. This gives you confidence that our reports are impartial, high quality and widely accepted by lenders, solicitors and professionals.
We recommend booking as soon as your offer is accepted or you start planning a sale, refinancing or investment. Early surveying helps identify issues you can negotiate on or address before contracts are exchanged.

Your survey report will highlight issues and, where relevant, recommendations for further investigation or repair. You can use this information to negotiate the purchase price, plan future maintenance, or decide if you want to proceed.
Lender valuations are primarily for the bank’s risk assessment and may not include any physical inspection of the property. An RICS survey provides a far more thorough look at the condition of the home, which can uncover potential problems before you commit.
This will depend on whether it’s a valuation or survey. An RICS survey includes a visual inspection of all major elements of the property, including structure, roof, walls, floors and accessible areas. However, nonintrusive surveys won’t open up floors or move personal items. Your report will explain any limitations. A valuation typically includes a walk around your home inspecting each room, the garden and substantial outbuildings, however it doesn’t comment on condition unless it affects value.
