What Type of Survey do I Need?

The type of house survey you need will largely depend on the age, construction and condition of the property you are buying or selling. Choosing the right survey helps highlight any serious issues and alerts you to specific risks before you commit.
Below, we outline the main types of surveys and when they are most appropriate. 

New Build Snagging Surveys 

A New Build Snagging Survey identifies defects or “snags” in the finishing quality of a newly built home. These can include incomplete work, poor workmanship, and cosmetic issues that may not be immediately obvious to the buyer. 

If you’re purchasing a new build property, arranging a snagging survey is a valuable investment. It provides peace of mind that your new home is in good condition and helps avoid disputes with the developer by impartially identifying issues for them to resolve.

Level 2 Condition Survey (HomeBuyers Report) 

A Level 2 survey—often called a HomeBuyers Report—focuses on significant or urgent defects that could affect the value or safety of the property. It is not as detailed as a Level 3 Building Survey, but it is ideal for: 

  • More modern homes 
  • Properties of standard construction 
  • Homes that are not unusually large or complex

Level 3 Condition Survey (Building Survey)

  • Larger or more complex homes 
  • Higher-value or significantly altered/extended buildings 

This survey provides an in-depth review of the property’s construction, condition and building fabric. It includes detailed explanations of any defects found, the likely extent of repairs, guidance on further investigations and advice on future maintenance requirements.
